Earlier this month, Denison City Council finally came to a decision in regards to a proposed Housing Tax Credit multifamily development. The council expressed support for the Parkdale Villas development, which is planned for the northeast corner of FM 120 and Parkdale Lane. The city of Austin’s land development code is tricky, but in 2013, an Austin developer found a loophole that could benefit those living in the city and some popular neighborhoods.

Austin builder David Whitworth was reading the city’s land development code when he realized that areas of the city could actually benefit from what is called the “small lot amnesty” tool. Small lot amnesty is how neighborhoods can create a plan and outline future developments that allow for the construction and renovation of homes on lots as small as 2,500 square feet and at least 25 feet wide, a sort of loophole around Austin’s minimum lot size requirement of 5,750 square feet.

Austin movers hope that the 20 of 30 neighborhoods that already have small lot amnesty in their plans are a great option for families and young professionals moving to Austin, Texas.

According to an article in the Austin American-Statesman, To Whitworth, the tool is a way to triple the amount of housing on a given plot of land and to build smaller, relatively more affordable units in some of the city’s highly desirable central neighborhoods. His homes have sold in the $400,000s while the area average is $672,817, according to a document Whitworth provided with Multiple Listing Service data.

As amazing as the plan sounds, there are numerous residents who are skeptical and see small lot amnesty as a way for builders to make a ton of profit by adding immense density to areas where it may be unwanted. As of late, local Austin movers and residents have been concerned about the talk of plans for boundary changes in the Austin Independent School District. The mere suggestion of changing school attendance zones is making families, real estate agents, and Austin movers shudder.

The Austin school district faces issues with the attendance zone shifting plan, as it did not fare well when the last high school opened in 2000.

According to the Austin American-Statesmen, “The annual report prepared by Davis Demographics & Planning. Over the next decade, Austin schools are expected to lose about 6,100 students, or a decline of 7.4 percent. The trend will not be experienced uniformly. Currently crowded schools in Northwest and Southeast Austin are expected to become even more crowded. Centrally located schools will continue to empty out, as single-family homes are replaced by condos and upscale apartments.”

Local Austin moving companies and former residents say that the issue is due to the fact that affordable housing is not being built in Austin. As a result, school attendance numbers are declining in the area as families move to areas that are affordable, transferring their children to their according schools.

School board members say that they do not have many options, as they cannot afford to keep the schools the way they are with the staff that they have. So, if the attendance zone shifting plan is not implemented, either residents will have to raise their property taxes in order to build new schools in the more popular neighborhoods, or rezone children to less popular schools. The latter of the two options would most likely anger a lot of parents into sending their children to private charter schools instead.

 


Car lovers moving to Austin can rejoice as the famous company Tesla has inadvertently announced that they will be building a new facility in Austin, Texas!

According to a post by the Austin Business Journal, Tesla, along with Apple Inc. and Google Inc. are notorious for keeping their real estate investments sacred secrets. However, a source close to the deal that wishes to remain secret told the Austin publication that Tesla will be building a “state-of-the-art customer service facility on nearly 2.4 acres at the corner of U.S. Highway 183 and Pond Springs Road in far Northwest Austin.”

However, reports are ambiguous, as the company name Tesla is not located anywhere in the demolition and construction site documents. However, a Tesla spokesperson would not confirm nor deny that the company was involved – in a sense making it clear just by simply not saying ‘no.’

Local Austin real estate agent, Robert Lee, is a Tesla owner and he mentioned going to the current Austin Tesla service center located at 8609 Burnet Road. Lee told the Austin Business Journal that he mentioned to the service department that they could use another facility due to how packed they were. Lee told the journal that the customer service representative confirmed that they were in fact building another service center, so the leaked plans seem to be true.

Costing $3.5 million, the Austin movers at All My Sons were shocked that the construction project was not excessively expensive.

4. Property taxes – This only applies for property taxes that do not include appraisal fees, credit reports, and title insurance costs.
